The Barndo Project

This is a giant and ongoing project that really showcases alot of what we are capable of, or at a minimum shows we can adapt and create solutions to almost any projects. This was an empty barn that we converted half of into a fully functional apartment with a loft.

Insulating

Starting off we insulated the entirity of the barn with 2 inch foam board on the walls as well as instaled the cieling with a bubble insulation with a great R- Value. We also made sure to have air gaps between the metal walls and all insulation. For context this was a 80x30ft barn

Begin Framing

The Framing of the first floor was next making sure to use treated lumber and sil seals to protect the structure from the concrete. The entire framing was also fastened to the concrete as well as the metal frame of the barn to stiffen the shell of the barn as well.

Filling The Barn Door

This was the most creative part of this project and the customers favorite part as well. This was a 12x12 rolling barn door that needed to be taken down and then filled with a functional wall with a door and windows as well as be the one semi normal house looking feature on the exterior. Its completly weather sealed, fastened to the concrete, and tied into the framing of the first and second floor. We put in three windows and a large french door with windows to allow as much light into the strucure as possible.

The loft

The second floor went up smootly and securly useing a enginered LVL beam as a primarly support to span the larger sections. The subflooring went up which then allowed us to begin more work up top as well as design and build “loft" style stairs which is slightly steeper than traditional stair case but much easier to use than a traditional loft ladder.

Flooring and Insulation

Insulation went up as we went placing 2x6 fiberglass insulation on all exterior walls and inside the bedroom walls.

Flooring was a simple moisture barrior and thin insulating and cusioning pad, before placing laminant flooring throughout the first floor.

For plumbing we ran pex throughout for hot and cold water to the kitchen, upstairs bathroom, and for the washer and dryer. Then added drainage pipes for the upstairs batroom which has a macerating toilet due to previous plumbing restrictions, and then drainage pipe straight to the septic tank from the washing machine.

Plumbing and Mini Splits

There are three mini splits installed in this structure two down stairs and one upstairs installed on the walls with the compresser unit installed outside.

Paint

The ceilings were painted first and white, then the downstairs walls with primer then light green, all paint took 3 layers before it was done, and the upstairs bathroom was a simple yellow on the walls. All painting was completed in one day.
